According to selling agent Jamieson Duston of Duston Leddy Real mansion, an approximately 7-acre mansion on Lake Winnipesaukee in New Hampshire sold for $12.3 million, establishing a state record.

Zillow states that the property was listed in November 2020 for $19.5 million. According to documents, the property was purchased by real estate investor Robert McGuire in 2019 for a sum of $7.75 million. Mr. Duston refused to reveal the buyer's identity. When asked for a remark,

Mr. McGuire remained silent.

 

About 840 feet of water frontage, four boat docks, and a tiny artificial beach are all part of the Wolfeboro property, according to Mr. Duston. The main house, which was constructed in 2006, is around 18,000 square feet in size and has a circular stairway that rises to four stories.

 

Eight bedrooms total, two of which are located in a separate guest wing. The stone fireplace in the big room is thirty feet high. In addition, there is a commercial kitchen, a bar, a wine room, a gaming room, a craft area, and a 15-seat theater within the home.

There are other structures on the site, including a barn. According to Mr. Duston, the interior of the three-bay, about 3,000-square-foot boat house is composed of steel and mahogany.

 

According to Mr. Duston, his customer upgraded the home theater and audio visual equipment. "All of the lights, inside and out, can be turned on with a single button push," he stated. According to Mr. Duston, the customer made the decision to sell since his family didn't utilize the home as often as he had anticipated.

According to Mr. Duston, Wolfeboro, which is around 40 miles north of Concord, is one of the nation's oldest summer resorts. He stated that he did not expect a full-price bid on the property since "no recorded sale in the state of New Hampshire has come close to that level," even though it would cost at least $20 million to develop a similar home today.

A previous transaction for a Lake Winnipesaukee house, which completed for $9.4 million in September, had previously held the state record for residential sales, according to Mr. Duston. According to documents, the property was purchased by entrepreneur Michael Garceau for $6.4 million last year. Records show that Anthony Belisle, who also owns real estate in Wolfeboro, is the buyer. Calls for comment from Mr. Garceau were not answered. Mr. Belisle opted not to respond.

According to the listing from Compass's Brie Stephens, the approximately 11.6-acre property near Tuftonboro features around 305 feet of lake frontage. The nearly 8,900-square-foot lodge-style home was built in 2017 and features eight bedrooms. The buyer was handled by Geordy Hutchinson, the proprietor of Yankee Pedlar Realtors.

According to Mr. Hutchinson, the high-end market is seeing a shortage of inventory and increased demand as a result of Covid.Mr. Duston claims that 19 purchases in New Hampshire in 2020 were worth more than $4 million, as opposed to 10 in 2020. Twenty have taken place so far this year, including the McGuire auction, with sales topping $8 million in four of them. In February of each year, two waterfront residences were sold for every five newly listed privately-owned properties. This trend was seen in the real estate inventory between February 2023 and February 2024. As a result, the total inventory for each month at that time increased by a net of three listings.
